The home inspection report prepared by Pinpoint Inspection & Testing is a permanent
record of the visual and functional home inspection. The report contains basic
information about the property inspected and the surroundings during the home
inspection, and detailed information about the conditions observed at the time of the
home inspection.
Because our reports are customized and may include photos of deficiencies and other
findings, the report is not available at the conclusion of the home inspection. Reports are
generally completed within 48 hours of the inspection and electronic copies are available
immediately thereafter.
All inspections are conducted and recorded in accordance with New Jersey Home
Inspection Licensing Act (NJSA 45:8-61 through 76). Specifically, the report will cover the
following areas:
Roofing Systems – Roofing materials; gutters & down spouts; flashing, skylights,
chimneys and other roof penetrations.
Exterior & Grading – Siding materials; eaves & trim; exterior doors & windows,
garage components; walks & patios; decks, balconies, steps & stoops; grading &
drainage; vegetation; retaining walls.
Foundation & Structure – Foundations; floors & basement structure; crawl
spaces; walls & ceilings; attic & roof structure.
Electrical Systems – Service entrance system; main disconnects, main electrical
panel & sub panels; service grounding; distribution wiring; over-current protection;
ground fault circuit interrupters; switches, receptacles and fixtures.
Plumbing & Fixtures – water supply & distribution; fixtures & faucets; drain, waste
& vent systems; domestic water heaters; fuel distribution systems; sump & drainage
systems.
Heating and Cooling – Heating equipment (including the heat exchanger where
accessible); energy sources; combustion vent systems & chimneys; fixed & visible
fuel storage tanks; cooling equipment; distribution systems.
Interior & Fixed Appliances – Walls, ceilings & floors; doors and windows; steps,
stairways & railings; installed kitchen cabinets & fixed appliances.
Insulation and Ventilation – Insulation in unfinished spaces (including lack of
insulation); ventilation of attics & crawl spaces; mechanical ventilation.
Fireplace and Chimney – Fireplaces; solid fuel burning appliances; chimneys &
combustion vents.
